The Vivante Assisted Living & Memory Care Facility is a three- story, 185-unit luxury retirement community developed on a former industrial property site. The project includes a 40-unit memory care facility and more than 30,000 square feet of amenities including rooftop lounges, beauty services, dining areas, and an indoor saltwater pool. Costa Mesa’s building height restrictions required structural creativity to reduce the height of each floor and the roof through concrete post tensioned slabs. The project utilized concrete construction for vertical and lateral load resistance, with concrete walls as bearing and shearwalls. To maximize unit views, MHP strategically placed a majority of the concrete walls at the corridor. MHP’s BIM coordination played a key role in this project using clash detection programs to insure openings through concrete walls and slabs were correctly integrated across disciplines.
