CAPRI APARTMENTS

As Structural Engineer of Record designing the ground-up, 99-unit Capri Apartments luxury waterfront community, MHP navigated challenging site conditions and proposed a change in the foundation to save the client over $1,000,000 in foundation costs alone.
The development site was located on a finger of land originally developed in the 1960s on hydraulic fill and supported by layers of loose to medium dense natural soils, which would cause the site to be subject to liquefaction and lateral spreading. MHP evaluated foundation options and selected driven piles to support the building, which resulted in significant savings over the proposed cofferdam solution. The two-story parking podium included cast-in-place post-tensioned concrete. The upper four stories used conventional light framed wood construction.
